Newly added to our central Kalkan villas for the 2026 season, Villa Kulla is a stylish 4 bedroom villa located on a private street above Kalkan's Old Town, near our office. The town centre is just a 3-4 min walk, and the property is also very close to the Carrefoursa supermarket and a gym.

The villa comfortably accommodates up to 8 guests, making it an ideal choice for families or groups. The ground floor features a bright open plan living area with a lounge, a fully equipped kitchen, and a dining space designed for relaxed gatherings. The bedrooms are spread across the upper floors, including a master suite with direct access to the roof terrace and panoramic views of Kalkan Bay, the harbour, and the Old Town.

The interiors are warm and inviting, with carefully chosen furnishings and unique decorative touches that give the villa its character. Outside, the property offers a private salt-water swimming pool with optional heating, sunbathing terraces, outdoor dining areas, and a table tennis setup for extra fun.

Ground Floor

Access to Villa Kulla is through a secure gate into a bright open-plan living area with a comfortable sofa, two armchairs, and a coffee table. Sliding doors open directly onto the pool terrace. The lounge has a TV with access to Netflix via your own account.

The kitchen is fully equipped with a large fridge freezer, oven, gas hob, microwave, dishwasher, toaster, kettle, and water cooler. A dining table comfortably seats 6. A guest WC and a washing machine under the stairs complete the ground floor.

First Floor

This level features two twin bedrooms. One twin room has an en-suite shower, a wardrobe, and access to a shared balcony with two chairs and a table for enjoying the views.

The second twin room has a wardrobe and bedside table, with a shower room across the landing for guest use. This room also has access to the shared balcony and a separate Juliette balcony with town views.

Second Floor

The master bedroom occupies the entire second floor with an en-suite shower room. It features a small lounge area with armchairs, a dressing table, wardrobe, and bedside tables. Sliding doors open onto a balcony with two chairs and a table, offering lovely views.

Third Floor/Roof Terrace

The final bedroom of the villa is built into the eaves and features a double bed, an en-suite with a shower, WC, and a bath within the room, as well as a vanity area, half wardrobes, and a small fridge. A glass door opens onto the roof terrace, which has a seating area under a pergola, a table with chairs, and stunning views of the town and bay. 

• Please note that, due to the low ceiling, this room is not suitable for tall guests. 

Outdoors

The private salt-water pool is surrounded by sunbathing terraces with six loungers and three parasols. The pool can be heated in the low season. Guests can also enjoy a dining table with six chairs and a BBQ for al fresco meals. A table tennis is available next to the villa for added entertainment.
