Booking and Payment

To secure your chosen accommodation(and prevent anyone else booking it for the same dates ), you must pay a non-refundable 30% deposit.

To make a booking, you need to select your desired accommodation and submit your booking request accordingly. Once we receive your request, we will promptly check the availability with the Owner. Upon confirmation, you will be required to make the applicable deposit to secure your booking. If you are making your request less than 8 weeks before your arrival date (the day your property rental begins) you must pay the full payment of the property at the time of booking.

The final balance is payable upon arrival at your accommodation. The final balance must be paid in cash or by credit or debit cards. Please note that for credit or debit card payments towards the final balance, we retain the right to levy a 4% administration fee.

All bookings require a refundable security deposit to protect Owners against breakages, loss, damage or extra cleaning. This deposit must be paid in person during check-in and will be returned to you during check-out, provided there is no damage or additional cleaning required and the property remains in the same condition as upon arrival.

Yes, we can generally hold your selected dates for 24 hours, allowing you to book your flights and coordinate with the other member of your party.

Cancellations must be requested via email by the lead name on the booking using the registered email address. The effective date of cancellation will be the delivery date of the cancellation email. Please be aware that all cancellations are subject to a charge which will be detailed in an invoice sent within two weeks of the cancellation. It is important to note that these charges also apply if your booking is cancelled due to a failure to make payment on time. Additionally, if you decide to switch your accommodation from one property to another, it will be considered a cancellation and the same charges will be applicable. You will lose your deposit ( %30 ) if you have more than 80 days before your holiday start, you will be charged %50 if you have 79-60 days, you will be charged %100 if you have 59 days or less.

Accommodation

Generally, the earliest check-in time is 4 pm on your day of arrival and the check-out time is 10 am on your day of departure.

Our prices include the rental of the entire property, accommodating up to the maximum capacity indicated.

If you wish to add more guests to your booking, please dont hesitate to contact us. As long as the total number of guests does not exceed the propertys maximum capacity, there should be no issue.

Please note that the price does not include refundable security deposits, entrance visas, short and long sea crossings, flights, vehicle hire, transfers, car parking, pool heating, underfloor heating, or holiday insurance. However, we can assist you in arranging these services for an additional fee.

The prices shown on this website for villas and apartments are the cost per property. These rates include accommodation only and are based on the maximum occupancy.

Most property owners do not provide a complimentary welcome pack. However, if you desire one, we can arrange it for you, tailored to your requested items and subject to availability. The payment for the welcome pack can be made during your welcome meeting.

Some of our properties provide cots and highchairs for guest use, but the majority do not offer this amenity. If a property offers these services, they will be listed on the property page. In such cases, we can arrange to hire them for you at a nominal fe

All properties in our portfolio are equipped with air conditioning, typically with multiple units that cater to each individual room.

All properties offer complimentary Wifi as indicated in the description. Please note that the speed of the connection may vary and we cannot guarantee its reliability.

The villa is thoroughly cleaned before your arrival, and for reservations of fourteen nights or more, there will be a mid-stay clean. If you require additional cleaning, please inform us during the booking process to obtain information on the applicable fee. Cleaning fees are charged per cleaning session.

All properties are equipped with bath towels and the majority of our property owners provide pool/beach towels. If this amenity is provided, it will be specified on the individual webpage for that property. If you are unsure, please feel free to ask, and we will gladly confirm with the respective owner on your behalf.

Hairdryers, irons and ironing boards are readily available in all of our properties.

On our website, we offer a seperate category called Heated Pool Villas where you can find villas with either heated indoor pools, outdoor heated pools or both. Please note that there is an additional fee for pool heating and this service is not available from June to September. To assist you with the pricing of this additional service, we kindly request that you inquire about pool heating while making your reservation.

The frequency of pool maintenance varies for each property. Typically, pool attendants clean the pool six days a week, arriving early in the morning to ensure minimal disruption to guests.

Most of our villas adhere to a no-pets policy. However, some villa owners may make exceptions on occasion, subject to an additional security deposit fee to cover any potential property damage. In such cases, owners may also require an extra cleaning fee.

Local Information

The official currency of Turkey is the Turkish Lira (TL). Turkish Lira banknotes are available in denominations ranging from 5TL to 200TL. It is advisable to carry a small amount of Turkish Lira as well as Sterling/Euros/Dollars, as you can usually get a more favorable exchange rate in Turkey. While many businesses in Turkey accept major currencies like sterling, dollars and euros, we recommend converting to Turkish Lira (TL) for a better rate.

Starting from 2nd March 2020, British citizens visiting Turkey for tourism or business purposes no longer require a visa for stays up to 90 days within a 180-day period. It is important for UK citizens to ensure that their passport remains valid for at least six months from their date of departure. This visa exemption also applies to citizens of Austria, Belgium, Croatia, the Republic of Ireland, Malta, the Netherlands, Norway, Poland, Portugal, and Spain. Citizens of Belgium, France, Georgia, Germany, Greece, Italy, Liechtenstein, Luxembourg, Malta, Moldova, the Netherlands, Northern Cyprus, Portugal, Spain, Switzerland, and Ukraine can use an identity card instead of a passport. Residents from other countries are advised to check their specific visa requirements.

We do not require an ATOL license as we are a registered Turkish company that only offers holiday accommodations and does not sell package holidays. Even if we did possess an ATOL license, it would not provide protection for accommodation-only bookings. Similarly, ABTA does not apply to us as we are a Turkish-registered company that does not provide the products or services of other companies. TURSAB (Türkiye Seyahat Acentaları Birligi), which stands for The Association of Turkish Travel Agencies, serves as the official regulatory authority for Turkeys tourism industry. As a member of TURSAB, we adhere to their rules and undergo regular audits. Our commitment is to meet their expectations and comply with their regulations. Please note that TURSAB licenses are granted only to class A villa rental agencies. While this may not offer the same level of protection as the UK-based ATOL certification, it assures you that we are a reputable organization that operates diligently within our jurisdiction. Our TURSAB registration number is 11858. If you have any concerns, you have the option to pay with your credit card and benefit from the protection offered by the Consumer Credit Act.

We kindly request the passport details from you and all other members of your party who will be travelling to Turkey. It is a legal obligation for the owners and property managers to provide the passport information to the local authorities.

Depending on your arrival time, our guest relations colleague in Kalkan will warmly welcome you and personally hand over the keys. However, if you are arriving in Kas, Fethiye or Bodrum, the owner of the property or their representative will be there to welcome you. In some cases, if you have booked transfers with us, your driver will also hand you the keys. Several of our properties are also equipped with a Key Safe system. Upon arrival, the key will be securely stored in the Key Safe for your convenience in accessing the property. You will be provided with the access code well in advance of your departure.

In the event of any issues, please feel free to reach out to our us. We will promptly pass on the issue to the owner of the property and ensure that it is swiftly resolved.

There are a number of doctors who speak English in Kalkan, Kas, Fethiye and Bodrum. If you require assistance from one of them in Kalkan, please get in touch with us and we will contact the doctor on your behalf. If you need assistance from one of them in Kas, Fethiye and Bodrum, please get in touch with the property owner/representative and he/they will contact the doctor on your behalf. Healthcare in Turkey is not covered by the E111 as in the European Union and private health coverage is necessary. Therefore, you will need to pay for a consultation and any medical treatment required. It is crucial to have adequate insurance coverage in place before you travel.

We collaborate with reputable and professional local companies in this regard who employ safe and fully insured drivers. They can arrange private transfers from Antalya and Dalaman airports in comfortable, air-conditioned vehicles that are fully insured.

We would be delighted to arrange a boat trip for you. We arrange private/shared daytime trips or private evening trips for you and your party.

In Kalkan/Kas, we are delighted to offer a variety of thrilling activities for you to enjoy such as scuba diving, horse riding, quad biking, quad bike tours and tours of Saklikent Gorge..

IIf you provide us with a shopping list at least 1 week before your arrival date, we can arrange for the items to be delivered to your accommodation. Please note that there will be minimum charges applicable. Upon your arrival, you can pay for the shopping through our guest relations colleague.
